To analyze whether it is an investment or not it has to be put to a series of questions and answers to in fact discern it. A buyer must know if it is a good or bad one. Answer – We truly believe the best investments are yet to be realized in Jackson Hole, Wyoming. A good well -trained Real Estate agent can usually find a property that meets your budget and provides a great vacation retreat.

3. Question: Can I really afford to buy in Jackson Hole?

Answer – You may be surprised to know that you can afford to buy if you go to a local bank and go through the application process. We recommend putting an offer in contingent upon financing and the bank takes over from there. They are in business to make loans on property and can assist a buyer to understand his or her Estimated debt coverage ratio. You will never know if you can afford it if you do not try.

4. Question: Are there any fair prices or good deals out there?

Answer – We have recently been finding properties for customers that are awesome cash flow investment vehicles. We do not recommend you buy for appreciation and carefully try to project what we can do with a property to increase cash flow each year. Appreciation is not a guarantee so we like properties that perform well on our property management program and have sufficient cash reserves to get through hard times. 5. Question: Does your smaller company have any advantages if we put our house on your property management program in Jackson Hole?

Answer- Our large reservation call volume and lower amount of inventory has let us serve our owners and visitors better. Our efficiency helps save owners money and keeps the guests happy.

6. Question: If I buy a second home in Jackson Hole for a million dollars can I sell it for 2 million a few years later.

Answer – Maybe, but appreciation is not the only thing to consider. Investment property should have active cash flow from rentals to truly be an investment . In most cases the owner does not enjoy depreciation that is enjoyed by true investment property owners. Most Realtors will tell you they are all great investments for appreciation reasons, but we are cautious of telling folks that. The truth is that large second home properties can be the worst investments if the economy falls out for any reason. Several properties bought by high-end buyers in the late 90's are now on the market and selling for what they paid or less.

Risk on cash flowing lodging properties and risk on speculation homes are completely different risks. The spec homebuilder risk depends on a wealthy person to step forward and write a full price offer. Rental property risk depends on whether 2.9 million visitors come to see Yellowstone and Grand Teton Park and need a luxury rental. Many investors take too many risks on these and end up with huge capital expenses if the buyer is not there for any reason.
