Jackson Hole Ranch Property Exclusive Land
Are you a buyer looking to buy a ranch, property or exclusive land in Jackson Hole, Wyoming? There are many Ranch properties and larger acreage land parcels that are sometimes available in and around the Jackson Hole area. Our land values within close proximity to the Town of Jackson or Teton Village area can cost as much as 100-150,000 per acre. Property with views of the Grand Tetons, water features and privacy can cost as much as $300,000 + for unique settings. Here are a few suggestions for our land and Ranch buyers:
· Identify a Jackson Hole Ranch or parcel in a particular region and try to determine how much land is reasonable. What is the purpose of this rather large land investment you are considering? If you are looking at perhaps developing a large parcel of land you will need to understand the dynamics of the Teton County planning department.
· If your purpose is to have privacy and a place to ride horses, fish and enjoy, you may consider a conservation property. This is usually a large tract with permanent scenic easements that have limited development potential. The price may be a bit more reasonable for this type of property.
· Some larger tracts of land have Ranch amenities that are part of a membership package. These parcels are usually around 35 acres and feature forest service access, private fishing and horseback riding. This is perfect for the second home owner that does not want to deal with maintaining the Ranch but have complete access.
· If you are ready to put an offer in on the tract be sure you have the right due diligence clauses that are specifically designed for raw land purchase contracts. Ranches and larger parcel deals are a bit more emotional and sellers that have owned the property for a long time are nervous about letting a property go. Be sensitive to this and flexible to a degree as this deal may take a bit more time and may require a softer negotiation approach. In most ranch transactions the seller is interviewing you to take over his family tradition and lifestyle. Buyers and sellers here may have to try to develop a personal relationship whereby the seller trusts you.
